Pros (+) Proximity with everything: stores,restaurant,metro,buses,parks,museum...all by walk at 5 or 10 minutes.
Cons (-) No parking if you rent a car, room of 4 and sofa mattresses need to be changed. Little bit noisy with street and traffic in the morning.
